The community of Ile Des Chenes will see a major construction boom over the next two years now that the RM of Ritchot has approved three major apartment projects and a strip mall on the west side of town.
At a recently council meeting, the RM of Ritchot council rezoned a total of seven pieces of property between the old Highway #59 and the newer twinned section, on the west side of Ile Des Chenes.
According to RM of Ritchot Mayor, now that approvals have been given construction is expected to move quickly.
“These apartments are going to be developed in a fairly quick form and then they’re going to probably have room for about four hundred families over the course of the whole project,” notes Stefaniuk. “We are going to be experience a lot of growth in Ile des Chenes.”
Council got the ball rolling by rezoning lots 11 to 14 just north of LeClaire Road from Commercial Highway to General residential. Once the zoning changes were approved, the municipality approved the conditional use permits that will allow the construction of 60 townhouses on two of the lots and 60 multi-family condominiums on the second set of lots.
Ritchot council also rezoned lots 9 and 10 to Commercial general so that a two story strip mall can be constructed as a buffer between several commercial businesses already in place.
On the south side of LeClaire Road an additional parcel of land was rezoned from Agriculture restricted to general residential. Josh Friesen was then granted a conditional use permit to construct 112 condominium units in 7 – 2 story buildings. Each building will contain 16 units.
Last month construction of a new $5 million project that will see 23 – 1200 square foot two story condominiums constructed along Main Street in Ile Des Chenes began.
The RM of Ritchot council is optimistic that with the proximity to Winnipeg, commuters will see the appeal to moving to Ile Des Chenes.
Despite all the projected growth in the community which boasts a population of about 900, the RM of Ritchot is confident that the municipality’s water and sewer infrastructure will meet the demands.
The municipality is currently working on expanding the community’s sewage lagoon. Water system upgrades including the construction of a water distribution centre was completed several years ago.
